Villas for sale in Castelvetro and Levizzano Rangone
Vineyards, villages and detached houses free on all four sides, twenty minutes from Modena. It’s a market of few properties and few buyers: here, value can’t be copied from a similar listing, because no similar property exists.
The area at a glance
The territory of Lambrusco Grasparossa
Levizzano Rangone is a hillside hamlet of Castelvetro di Modena: a historic village clustered around its castle, surrounded by vineyards, rows of vines and scattered farmhouses. It’s the landscape that draws buyers here from outside the province.
Houses free on all four sides
Detached villas, farmhouses and houses with land are the norm here, not the exception. Anyone looking for real privacy will find it.
Close by, but away from the traffic
Castelvetro is minutes away, with Vignola and Spilamberto just beyond. The Nuova Estense road reaches Modena and the A1 Modena Sud motorway junction without crossing the city.
Amenities in the main town
Schools, shops and everyday services are concentrated in Castelvetro: you live in the hills without having to plan life like you’re in the mountains.
Wineries and farm stays
The Lambrusco Grasparossa territory, with wineries and agriturismi within a few kilometres, is part of a property’s perceived value.
Few comparables
This is the technical peculiarity of this market: comparable sales are rare and need to be selected with care. A valuation based on superficial comparison always gets it wrong here.
Buyers from outside the area
Many enquiries come from Modena city, from other provinces and from abroad. A presentation needs to work even for people unfamiliar with the area.

Time is part of the price
For a prestige villa, timelines are naturally longer: buyers are few and often come from far away. Accepting this from the start is the only way to avoid panicking after three months and underselling.
Professional photos and video, floor plans, planning and cadastral documentation in order: at these price points, these aren’t details — they’re what makes the property negotiable.

Land, restrictions and running costs
In hillside properties, the checks that matter are on land and outbuildings: boundaries, agricultural land classification, any third-party rights, access and rights of way.
There’s also something almost nobody considers beforehand: what it costs to maintain two hectares of land and a three-hundred-square-metre house. Better to work out the numbers before signing.

Frequently asked questions
Buying and selling in the hills
How much is a villa in Castelvetro or Levizzano Rangone worth?
There’s no reliable price-per-square-metre figure for this market: what matters is the condition of the property, the size of the land, the views, the quality of the renovation and the outbuildings. The two villas I’m currently following in the area are asking €1,200,000 and €980,000 respectively, but they’re very different properties. For a serious figure, a viewing is needed.
How long does it take to sell a prestige villa?
Longer than in the city, and that’s normal: the pool of buyers is small and often not local. With the right price and a professional presentation, timelines stay predictable; with an above-market price, the property risks staying on the market for years, losing appeal.
Are there particular restrictions on hillside properties?
There can be landscape protection constraints, agricultural land classifications, rights of way and limits on extensions. These are checks I carry out during the valuation stage, before they become a problem in negotiation.
Do you also work with buyers from outside the province?
Yes, and for this type of property they’re the majority. Video, floor plans and complete documentation are exactly what allow a first remote shortlist, before the trip.
