Homes for sale in San Faustino, Madonnina and Quattroville

It’s the second-highest area of Modena by demand, and the one I know best: my office is right here, on Via Giardini. Detached houses, terraced villas and apartments, just steps from the ring road.

The area at a glance

The Via Giardini corridor, between the city and the inner suburbs

San Faustino, Madonnina and Quattroville make up Modena’s south-west quadrant, built up along Via Giardini and Via Emilia Ovest. It’s an area of houses, not just apartment blocks: here, terraced villas and detached houses are the norm.

01

Second in demand citywide

In the 2025 surveys, the San Cataldo-San Faustino-Madonnina area ranks second only to the north-east quadrant: demand here is solid and steady.

02

Plenty of detached houses

Terraced villas, semi-detached houses and homes with private courtyards: property types hard to find in the centre and much sought after by families or anyone wanting outdoor space.

03

Quick way out of the city

The ring road and Via Giardini reach Maranello, Sassuolo and the hills in just minutes: a real advantage for anyone working in the ceramics district or in Motor Valley.

04

Amenities along the corridor

Supermarkets, schools, pharmacies and shops are concentrated along the main routes: everything reachable without having to cross the city.

05

Balanced prices

Values lower than the centre and Buon Pastore, with more generous average floor areas. It’s the area where, for the same budget, you get more space.

06

I know every street

My office is at Via Pietro Giardini 431/C, right in this area. That’s not a small detail: it means knowing what the house two doors down actually sold for.

If you’re selling here

Buyers come from across the city

Anyone looking for a detached house in Modena almost always ends up looking around here. Your property doesn’t just compete with the street — it competes with the entire quadrant.

Courtyard, garage, the condition of the systems and room for extension are what really move the price here. They need to be properly documented, not just mentioned in passing.

Watch out for boundaries and outbuildings

In detached and semi-detached houses, surprises almost always come from the same place: boundaries not updated, extensions never regularised, outbuildings incorrectly registered with the land registry.

These are checks I carry out before the offer. They cost little time and save very costly problems after completion.

Frequently asked questions

Buying and selling in San Faustino

How much does a home in San Faustino or Madonnina cost?

Values are lower than in Centro Storico and Buon Pastore, with marked differences between apartments and detached houses. For single-family and semi-detached houses, price depends mainly on plot size, garage and the condition of the systems. For a reliable figure, a viewing is needed — area averages tell you little here.

Is it a convenient area for people who work outside Modena?

Very. The ring road and Via Giardini give fast access to Maranello, Sassuolo and the ceramics district, and to the motorway junction. It’s one of the reasons demand stays high.

Are homes with a garden still available?

Yes, and that’s what sets this quadrant apart from the rest of the city. Terraced villas, semi-detached houses and single homes with a courtyard come onto the market regularly.

Is your office in this area?

Yes: Via Pietro Giardini 431/C, 41124 Modena. If you have a property nearby, we can arrange a viewing the same day.
