What Is Your Property in Modena Really Worth

Not a number thrown out just to win the listing: a value built on the sales actually completed in your area, with an on-site inspection and a written report. Free and with no obligation.

How it works

Four steps, no cost

From the first call to the report in hand is usually a matter of a few days. The inspection takes the most time, and rightly so.

01

Tell me about the property

Phone or WhatsApp: address, property type, size, condition, and how long you’ve been considering this. Five minutes is enough to see if I can help.

02

On-site inspection

I come and see it in person. Orientation, floor, condition of the systems, views, the building, running costs: these are the details that move the value and that no online algorithm can read.

03

Comparable sales analysis

I compare it with sales actually completed in the area in recent months, not with the asking prices in listings. These are two different figures, and the difference matters.

04

Report and strategy

You receive a written document with a value range, an estimated selling timeframe, and a recommended asking price. From there, the decision is entirely yours.

What’s in the report

A document you can keep and revisit

  • A market value range, not a single fixed figure
  • The comparable sales used for the calculation
  • A realistic estimate of selling times in that area
  • Recommended asking price and negotiation margin
  • Strengths and weaknesses of the property, seen through a buyer’s eyes
  • Improvements worth making before going to market, and which ones don’t pay off
  • A preliminary check of the documentation you’ll need to gather

Why online estimates get it wrong

Automated tools work from area averages and the asking prices in listings. But the asking price is not the selling price: there’s almost always a negotiation between the two.

And above all, they don’t see your property: two apartments in the same building can be worth very different amounts depending on floor, orientation, condition of the systems, or building running costs.

The valuation exists precisely to close that gap.

Frequently asked questions

Before you call, you might be wondering

Is the valuation really free?

Yes. The inspection, analysis and written report cost nothing and commit you to nothing. If after the valuation you decide not to sell, or to work with someone else, that’s fine too.

Do I have to give you the listing afterwards?

No. Many people request a valuation to understand how the market is moving, for an inheritance matter, or a separation. The report is yours either way.

How long does it take?

The inspection usually lasts between thirty and sixty minutes. The report typically arrives within a few working days. I respond to the first contact within 24 hours.

What documents do I need?

None are required to carry out the valuation. It helps a lot if you have them: the cadastral extract and floor plan, the title deed, the Energy Performance Certificate (APE), condominium charges and by-laws. If anything is missing, I’ll tell you how to get it.

Do you value properties outside Modena too?

I operate across Emilia-Romagna and, for specific needs, across Italy. For properties further afield, I’ll tell you straight away and honestly whether I’m the right person or whether a local colleague would serve you better.

Do I need a legally binding appraisal?

Mine is a market valuation for sale purposes. For legal or tax uses (court cases, contested inheritances, sworn appraisals), you need a certified appraisal from a licensed surveyor — in that case, I’ll point you to the right professional.
