Renting in Modena, With the Right Tenant and the Right Contract

A bad rental costs far more than a few months of vacancy. I screen candidates, verify solvency, and set up the most advantageous contract for your situation.

If you have a property to rent out

From setting the rent to handing over the keys

The trickiest part of a rental isn’t finding someone — it’s finding the right person and putting the correct terms in writing.

01

Market rent

I analyse leases actually concluded in the area, by property type and condition. A rent set above the market extends the vacancy far more than it adds to your income.

02

Presenting the property

Professional photos, floor plan and a well-crafted listing. Even for a rental, first impressions decide how many enquiries come in, and from whom.

03

Candidate screening

I check documents, employment situation and income capacity before bringing anyone to view your home. I only introduce you to profiles that are already vetted.

04

The right type of contract

Free-market lease (4+4 years), rent-controlled lease (3+2 years), transitional, student/temporary-use, commercial (6+6 years): each has different effects on duration, termination and taxation. I explain which one suits your case.

05

Registration and flat-rate tax

I handle the lease registration and help you evaluate the cedolare secca, which in many cases simplifies and reduces the tax burden.

06

Handover and inventory report

A handover report with meter readings, condition of the premises and photographic documentation: the simplest way to avoid disputes when the property is returned.

If you’re looking to rent

Fewer phantom listings, more useful viewings

I’ve personally viewed every property I list: the rent, charges and terms are exactly as stated. If what you’re looking for isn’t available right now, I keep you in mind for the next availability.

What you need to apply

To speed things up, it helps to have ready:

  • ID document and tax code (codice fiscale)
  • Recent payslips or income documentation
  • A guarantor, if applicable, with the same documents
  • For businesses: Chamber of Commerce company extract (visura camerale) and financial statements

No cost to apply, and no commitment until the contract is signed.

Commercial properties

Shops, offices and premises for your business

Commercial leases follow different rules: a 6+6 year term, goodwill indemnity, permitted use, systems and permits. These are details that, if overlooked, cost you later.

Frequently asked questions

What I’m asked most often

What’s the difference between a free-market and a rent-controlled lease?

A free-market lease (4+4 years) leaves the rent amount entirely open but is taxed at standard rates. A rent-controlled lease (3+2 years) follows the caps set by the local territorial agreements for the Municipality of Modena and, in exchange, offers a reduced flat-rate tax and municipal property tax (IMU) discounts. On some properties the second option actually nets more despite the lower rent: it’s assessed case by case.

Is the flat-rate tax (cedolare secca) always worth it?

It almost always simplifies things, but it isn’t automatic: you give up the ISTAT rent-adjustment index, and whether it pays off depends on your personal income-tax (IRPEF) bracket. We compare it against your actual numbers before choosing.

How do I protect the property from an unreliable tenant?

With upfront screening (income documents, a guarantor when needed), a proper security deposit, a handover report with photos and meter readings, and choosing the right type of contract. No one can guarantee zero risk, but these steps reduce it considerably.

Who pays the agency fees on a rental?

It’s agreed beforehand and written into the listing agreement. In practice the commission is usually shared by both parties; for commercial leases the arrangement can differ. Either way, you know the amount before we start.

Do you also manage the lease after signing?

I support you with renewals, terminations, ISTAT rent updates and the property handover at the end. If things get complicated, I’m there too.
