Sell Your Property in Modena Without Wasting Time or Underselling It

The price isn’t set by the enthusiasm of whoever takes the listing — it’s set by the real sales completed in your area. That’s where I start, then I personally handle everything through to closing.

The process

How it works, step by step

Six stages, timelines stated upfront, and no handoffs: whoever answers your call is the same person who will be with you at the notary’s office.

01

Inspection and valuation

I view the property, gather cadastral and planning data, and compare it with sales actually completed in the area. You receive a written report with a realistic value and a pricing strategy.

02

Preparation

Professional photography and video, floor plans, document checks. If needed, concrete suggestions on what to fix before going to market: small changes that move the price.

03

Dedicated page and portals

Every property gets its own page on this site, with photos, floor plans, technical details and video. From there it’s published on the portals and promoted to the right audience.

04

Visitor screening

I filter enquiries before viewings: checking genuine interest and buying capacity. Fewer people come through your home, but they’re the right ones.

05

Negotiation and offer

I manage offers and counteroffers, report every piece of feedback back to you, and tell you clearly when it’s worth closing and when it’s worth waiting.

06

Preliminary contract and closing

Preliminary agreement, checks, liaison with the notary and the bank. I stay with you through to signing, so you never handle the paperwork alone.

A tip before you start

The asking price is the single most important decision. A property listed above its true value gets weak interest in the first weeks, then stalls. And once the price is lowered months later, the market has already seen it — and discounted it.

Starting from the right number means selling sooner and, almost always, netting more.

Frequently asked questions

What I’m asked most often

How long does it take to sell a property in Modena?

It depends on area, price and condition. With a price built on real data, you stay within the local market average; with an unrealistic price, timelines stretch out considerably. At the valuation stage I give you a realistic time estimate, not a promise.

Do I have to sign an exclusive listing agreement?

We discuss it together after the valuation. An exclusive lets me genuinely invest in the property (photos, video, dedicated page, promotion) and gives you a single point of contact steering the price. If you’d prefer another arrangement, I’ll tell you clearly what changes.

What does the service cost?

The commission is agreed before we start and is written into the listing agreement: no costs are added along the way. Valuation, photographer, video, floor plans and publication are all included. My fee is only due once the sale is completed.

What if I already tried selling on my own or with another agency?

It happens often. We start again by looking at the numbers: how many viewings the property had, what offers came in, what the feedback says. From there we can see whether the issue is the price, the presentation, or the type of buyer it was shown to.

Do I need the energy rating to sell?

Yes: the Energy Performance Certificate (APE) is mandatory as early as the listing stage and must be attached to the deed. If you don’t have one, I take care of it, along with the cadastral and planning checks.

Do you also handle commercial and income-producing properties?

Yes. Shops, offices, warehouses and income-producing properties are part of my everyday work, as are complex negotiations that have already started and stalled.
